Kolkata Housing Market Plunges 41% in January: Registrations Fall Sharply
•Kolkata residential property registrations fell 41% year-on-year in January 2026, totaling 3,052 units.
•Month-on-month, registrations dropped 45% from December 2025's 5,571 units, indicating a sharp decline in transaction closures.
•The decline is attributed to a high base from last year and a slowdown in buyer decision-making, with January typically seeing moderation after a year-end rush.
•Demand shifted towards mid-sized homes: 501-1,000 sq ft units accounted for 59% of registrations, while units below 500 sq ft dropped to 30%.
•South Zone led registrations with 43% share, followed by North Zone with 33%, with Thakurpukur, Sonarpur, and Behala being top micro-markets.
